I tried using paint-on tool dip to protect the toes of my boots -- it only lasted a month or two before it started to peel. I haven't found a lasting alternative to Aquaseal yet.
BTW -- I find the best way to find pin holes is by shining a flashlight inside the boot in a dark room. If that doesn't work, try filling the boot with water and look for the leak.
